Interest rates were NOT 20% in 1985. In 1980-1982 sometimes, as Volker broke inflation. I'm sorry you lost your house but you've either got the interest rate or the date you moved out wrong.

And I sure wish Volker were in charge of the Fed right now, or at least the treasury secretary!

Open House’s are the desperate act of a Realtor that has over priced a listing, and is now trying to justify their soon to come price reduction, “Well Mr. Seller I have done “X” Open House’s with no activity… We must be over priced”
Price it right from the start, make it easy to show (lockbox) and the Realtors (with their clients) will come.
