Home Sales Jump in Utah County - Summer 2011
Percent of Listings Sold Jumped to 15.9%
Is this an important price jump? You bet it is.
Let's compare them in the past few years.
August 2011 = 538
August 2010 = 413
August 2009 = 529
August 2008 = 473
Basically we sold 23% more homes in August 2011 compared to August 2010. The market has not felt this alive for a few years. Buyer's are really stepping up and picking up the bargains. The good foreclosure deals are usually resulting in multiple offer situations for the buyers. Our inventory is drastically down throughout Utah County.
Our team has felt the buyer's market pick up. We sold 51 homes in 2010 and have currently sold 56 homes in 2011 and have over 2 months left to finish the year. The market is finally showing some positive signs.
This graph is very important. It is the heartbeat of what is going on in the market. 2011 has been stronger than 2009 and 2010. The percentage of homes selling is at a 5 year high. This is proof our market is improving. Our team was very excited to see this new graph uptick in August.
15.9% of the homes in Utah County sold that month. It is a very real possibility that we have reached the bottom in 2010. This is one of the reasons I personally bought two rentals this year. Hey, I am putting my money where my mouth is. This graph shows the percentage of homes that are actually selling and closing compared to the amount of listings in the market.
