Springville Utah Home Values are in Decline!

The Averaged Priced Home in Springville, Utah sold for $175,120 in 4thq 2010.

In 2010 the average priced home experienced a 12% decline from 2009.  In 2005 and 2006 Springville was experiencing about 500 homes sold each year.  In 2007 this number dropped to 400.  In 2008, 2009 and 2010 the amount of homes sold has been hovering in the 200's.  It is about half of what it was in the boom time.

The average priced sold home in Springville:

2006 was $204,413
2007 was $217,782
2008 was $200,327
2009 was $205,996
2010 was $181,489

The surge of an increased average price in 2009 is because of the high-end short sale and foreclosure homes.  Most of this larger inventory was dumped in 2009.  This is why we are starting to see a new low in the average price.  I believe 2011 will see a new lower average. 

The Springville, Utah market is actually quite healthy.  Prices are still slowly trickling down.  However, many buyers are buying.  I don't think we are quite at the bottom of the Springville market.  It is hard to predict the exact bottom.
