Inventory Alert! Utah County Active Homes are in Decline.

Buyers and sellers continually ask me if the amount of homes on the market in Utah County is increasing or decreasing.  The amount of homes for sale right now is actually declining.  In fact, December 2010 had a lower number of homes for sale than December 2007, 2008 and 2009.  December 2010 averaged a few hundred less homes for sale.  This is a slightly bullish sign for our real estate market.  To search homes for sale in Utah County visit this link:  Search Utah County Homes for Sale  or Team Teasdale



Currently we have 3,829 homes for sale in Utah County.  I think this number will remain lower than the previous years.  Buyer's are buying up the bargains.  The hottest items are the bank foreclosures.   These are being gobbled up by cash investors or savy home buyers.  After four years of declining values many buyers feel the bottom is in or very close.

In fact, I purchased a rental home in January.  Yes, it was a bank foreclosure (Bank of America).  This home was a short sale for $199,900 and was never approved.  It was later dumped as a foreclosure.  I picked it up for $143k.  Don't think that short sales are the ultimate bargain because they are not.  A hot bank foreclosure is the best buy currently in Utah County.
